We offer the Full Service PLUS solution – no matter if you want us to take care of a single small object or a multitude of objects. We are your professional partner and service provider for both short-term tourist rentals and stays of several months.
Due to our many years of experience in the field of furnished apartment rentals as well as in the operation of numerous own and third-party vacation apartments, you can benefit from our network, efficient structures and acquired know-how.

At the end of the month, we will transfer your rental income to your account after deducting all costs incurred. Meanwhile, you can enjoy your newly gained free time. Meanwhile, you can enjoy your newfound free time.
- Accommodation marketing
Depending on the object, we create and update ads on various booking platforms such as Airbnb, Booking, Vrbo, Homelike, Wunderflats and many more. In addition, we cooperate with diplomatic missions and internationally active corporate clients. We regularly receive direct requests from our regular guests and can welcome employees of public institutions in our accommodations.
In order to leverage all rental potentials for your unit, we use tools for dynamic price optimization in real time. In this way, we achieve the optimum level of rental income per day for you and additionally avoid vacancies if the rental prices that can be realized on the market should ever be below the prices you have previously set as fixed.
- Guest communication
The entire communication takes place from the availability request to the final evaluation of the guest after the stay directly through us. We communicate either personally on site with the guest or via booking platform, email, SMS & phone and are always available for the guest.
- Booking Management
Inquiries, bookings, payment processing, deposit management and, if necessary, claims settlement are made directly through us. Through our software solution, all bookings, availabilities, prices and restrictions are always up to date and synchronized in real time on all booking channels.
- Final and intermediate cleaning
All apartments are thoroughly cleaned by us after the guests check out and are optimally staged for the next guest. If necessary, we can also offer regular intermediate cleaning.
- Laundry service
We provide guests with fresh hotel quality linens & towels. These are adequately hung and attractively positioned by our cleaning staff. Used linen and towels are collected and professionally cleaned at an external local Berlin laundry.
- Quality checks
To maintain a high standard, the apartments are regularly subjected to quality control. Missing items and minor wear and tear thus do not remain hidden for long. Quality checks
- Handover of keys
Gone are the days when you had to chase after lost keys. We enable contactless and flexible access. Guests can check in at their preferred arrival time – very modern with an electronic door code for the front door and apartment door. However, we can still be reached in person if necessary.

For most providers of full service solutions, the scope of services ends at this point. We go one step further and offer the PLUS to the Full Service solution …
- Repairs and overhauls
If required, we take over small repairs, overhauls as well as craftsman services in a previously defined scope without additional costs.
Despite the greatest care, even the most careful guests suffer minor and major damage or equipment unexpectedly gives up the ghost. A broken champagne glass can easily be replaced by a wine glass in an emergency. If the coffee machine should be defective, this leads at the latest in the morning hours to discomfort. It is even more annoying for the guest if the dishwasher, the stove or the washing machine breaks down. In such a situation, it is necessary to quickly provide a replacement.
In our warehouse we keep the common furnishings and electrical appliances for these cases for a quick replacement. If major electrical appliances fail, we can temporarily place functional loaner appliances in the unit.
Once the original unit is procured or delivered, a second exchange of loaner unit and replacement unit will occur.
Purchasing and logistics of replacement defective fixtures are handled through us.
- Welcome packages & full fridge
Upon request, we provide your guests with defined welcome packages in different price ranges along with a bottle of sparkling wine and fresh flowers in the apartments. This kind of greeting goes far beyond the welcome bedtime snack. We also take care of the initial grocery shopping, so that guests can open a full fridge and a bottle of wine when they arrive later.
- Interior decoration and design
You want to get more out of your property? The furnishings and color scheme are getting on in years? Do you want to gear your property to a new target group? Are the photos still up to date and contemporary?
We advise you holistically on questions of interior design and increasing sales. Our practice-oriented and property-specific solutions can often be implemented with little effort and bring a sustainable increase in positive guest reviews and often an increase in sales.

We completely waive setup and implementation costs for the advertisements on the individual booking channels. We can also contribute high-quality photos free of charge in most cases.
The remuneration for the above-mentioned service components of the Full Service Solution is calculated as a percentage of the gross sales/rental income and offset against the monthly rental income payment at the end of the month.
For this purpose, we offer you an individual percentage rate for the provision of our services. The amount of the percentage is fundamentally influenced by the object-specific utilization concept of the unit. In the case of short-term rentals, the percentage is higher than in the case of monthly rentals due to the greater expense involved. In addition, other factors are taken into account when determining the specific amount of the percentage, such as the size of the property, equipment, location, expected expenditure, condition of the inventory, distance to our existing locations, storage facilities in the unit, and also the number of properties we manage for you.
Due to varying apartment sizes and personnel occupancy, a fixed price is agreed for the final cleaning and laundry service. Hourly rates are also agreed for repair services, maintenance, shopping trips and the procurement of replacement items, which are triggered when a previously defined quota of working hours & travel times per month is exceeded.
Replacement purchases and other purchases, such as the welcome package and champagne bottle, are paid up to a previously agreed amount and offset against the rental income at the end of the month.
